Why it works

Skip the build-out. Open with a book of clients.

Most shops spend months and a lot of money running water and laying out stations. Here, the plumbing is in and the room is already laid out for chairs and shampoo bowls.

Already plumbed

Hand sinks and wall water lines are in place. Ask us exactly which fixtures stay.

Room for a team

±814 SF on the second floor: chairs, two shampoo bowls and a waiting area.

Split the rent

Bring two or three people you trust. Four chairs sharing works out to about $150 a week each, before utilities.

Easy for clients

Free parking, an elevator, and front-of-building signage possible.

Customers next door

37 loft apartments upstairs, about 250 more apartments within 150 yards, and 500+ student housing units nearby. A coffee shop, restaurants and a martial arts academy are in the building.

Event traffic next door

A block from the Rock Hill Sports & Event Center, in the University Center district.

The suite

A proven layout

One way to set it up: chairs along the wall, two shampoo bowls, a waiting area by the door and a bar facing the atrium. The elevator and public lobby are steps from the entrance. Plan is for illustration; we'll walk you through the exact dimensions at the tour.

The math

What it costs per chair

$2,115 a month base rent plus estimated CAM of about $475 a month (≈ $2,590 total, before utilities), split by the number of people sharing the suite.

Chairs sharingEach, per monthEach, per week
1 (solo owner)$2,590$598
2$1,295$299
3$863$199
4$647$149

Estimates for comparison only. CAM at $7/SF/yr × 814 SF. Weekly = monthly × 12 ÷ 52. Utilities, deposit and term are confirmed in your proposal.
