Where is The Power House Apartments located?
The Power House is located at 378 Technology Center Way, Rock Hill, SC 29730 — steps from downtown Rock Hill, inside UC, a 23-acre mixed-use district. The building itself is a nationally awarded and acclaimed restored 1920s power plant that has been converted into luxury apartments, preserving original brick, beams, and factory windows.
How close are you to Winthrop University and Charlotte?
Winthrop University is about a 2-minute drive, and downtown Rock Hill is about 2 minutes away. Uptown Charlotte is approximately 25 minutes by car via I-77. The Rock Hill Sports & Event Center is walkable from the building. See the Neighborhood page for more on what's nearby.
Apartments & What's Included
What floor plans and unit sizes are available?
The Power House has 37 total apartments: 14 studios, 15 one-bedroom, 3 two-bedroom, and 5 three-bedroom. Because we're a 1920s power plant converted to residences in 2023, many layouts feature preserved details like exposed brick, original beams, and oversized factory windows — so no two homes feel exactly alike. What's included with every apartment?
Every home comes standard with quartz countertops, a stainless steel appliance package, a full-size in-unit washer and dryer, oversized bathrooms with either a glass walk-in shower or a deep soaking tub, high-speed internet, and dramatic floor-to-ceiling factory windows. Is high-speed internet included?
Yes. The Power House is wired with property-wide high-speed internet that reaches into every apartment and common space — so residents can move in and get online without scheduling their own install.
Do units come with a washer and dryer?
Yes. Every apartment includes a full-size in-unit washer and dryer. No coin laundry, no shared machines, no hauling baskets down the hall.
Pets, Parking & Policies
Is The Power House pet friendly?
Yes — we welcome dogs and cats. Breed and weight guidelines, pet rent, and deposits apply. The Power House also has a massive green lawn right on-site — perfect for letting your dog play and do their business. Please contact our leasing team at 803.205.0315 for the current pet policy.
Is parking available?
Yes. Resident parking is available on-site, including electric vehicle charging options. Contact the leasing office for current parking details and any assigned-space options.
Is the building smoke-free?
Yes. The Power House is a smoke-free community. Smoking is prohibited inside apartments, common areas, and most outdoor areas on the property.
Amenities & On-Site Dining
What amenities are available to residents?
Residents enjoy a fitness room, an outdoor courtyard with a fire pit, an event lawn and stage, property-wide Wi-Fi, and direct access to on-site dining and retail on the ground floor of the building.
Is there dining or retail on-site?

How do I schedule a tour?
You can book in-person or virtual tours online through our scheduling portal, or call our leasing team at 803.205.0315 Monday through Friday from 9am–5pm. Multiple available units can usually be walked in a single visit. Book a tour online →
How do I apply?
Applications are completed online through our AppFolio listings portal. Select a unit on the homepage or Floor Plans page and click Apply Now. Our team will follow up with next steps.
What is the application fee and security deposit?
Standard application fees and deposit amounts are displayed inside the online application for each unit. Contact the leasing office at 803.205.0315 for the most current figures and any active specials that adjust move-in costs.
Are there any current specials?
Yes — we frequently run move-in specials, including up to 1 month free on select units. Certain restrictions apply. Specials change based on availability, so please contact the leasing office or schedule a tour to see what applies to the home you're interested in.
Current Residents
How do existing residents pay rent or submit maintenance requests?
Current residents can log in to the Resident Portal (link in the top navigation) to pay rent online, submit maintenance requests, and message management directly.
